For many years, the NMBA has had a goal to develop a comprehensive set of streetscape design guidelines to promote consistent improvements in the public right-of-way and to implement these guidelines in a demonstration project.Bellinger Foster Steinmetz (a local firm) prepared the streetscape design guidelines and Carl Outzen (a local developer) completed implementing these guidelines at his own expense in his mixed-use project at 131 Lighthouse Avenue in New Monterey.
